How it works

Import. Verify. Track. Confirm. Export.

Information enters once, from the contract and from your texts. It stays current because every update, reply, and confirmation lands on the same file. Five steps; every one of them is yours.

  1. 01

    Import the contract

Forward the executed contract by text or upload it. The assistant proposes deadlines with the paragraph each came from and builds the checklist for that side of the deal.

    You, once per file

Forward the executed contract by text or upload the PDF. The assistant reads the paragraphs that carry dates, proposes each deadline with its source, and builds the checklist for the buyer or listing side. It opens the file read-only if the state isn't operational.

  2. 02

    Verify the dates

Each proposed date waits for you. Verified dates drive reminders; proposed dates are labeled and never treated as contractual.

    You, in a minute

Each proposed date is shown with the paragraph it came from. Reply with the ones that are right, correct the ones that aren't. Verified dates drive reminders; proposed dates stay labeled and never count as contractual.

  3. 03

    Track documents and updates

Text "received EM receipt 412 oak" and the checklist updates. Party replies are logged to the file. Ask what's missing any time.

You and the parties, over the life of the file

"received EM receipt 412 oak" marks the document received. A party's reply to a confirmed message lands on the file's activity log. "what's due this week" and "missing docs" read from the same file, so the answer is always the current one.

  4. 04

    Confirm follow-ups

Ask for a reminder, request, or invitation. Read the exact draft, change it if you want, confirm it. It sends in your name and its status is tracked.

You, whenever a follow-up is needed

"chase EM", "request HOA docs", "send intro", "schedule inspection". The assistant asks if anything is ambiguous, then drafts the message in your name with the exact text. You reply CONFIRM plus the number, or open it, edit it, and confirm the version you want. Then it sends, and you see sent, delivered, and any reply as separate states.

  5. 05

    Export the record

At closing, one export: documents, every deadline with its source and history, every message with who confirmed it and when it was delivered.

You or your brokerage, at closing

One export with everything the file ran on: parties and consent, deadlines with sources and history, documents with dates, every message with who confirmed it and how it was delivered, and the activity log. Billing happens now, not before.

Who confirms

You do. Nobody else has to.

The agent who owns the file reads and confirms every outbound message. There is no separate reviewer, no coverage schedule, and no brokerage queue to wait on. A team or brokerage plan can add people who may confirm on your behalf; it never removes the step, and nothing is sent unattended.

Automatic routine follow-ups are a possible future setting you would turn on yourself, only after the permitted scope has been validated. Confirming your own messages does not by itself permit any activity a state reserves for a licensee, and it does not extend availability beyond the states listed as operational.

What the assistant never does

  • Send a message you have not confirmed, or confirm one for you.
  • Interpret a contract contingency or recalculate a contractual deadline.
  • Generate legal language, addenda, or advice.
  • Present itself to a buyer or seller as a transaction coordinator or as you.
  • Treat an invitation as a confirmed appointment before the other side replies.
  • Operate in a state that is not listed as operational.
